Could I stay in my own property whenever I like? 

Yes! One of the greatest benefits of this concept is that you can block out any dates you wish for you and your family or friends. A three day notice period will need to be given to ensure the property is cleaned and ready.

Are all properties suitable for this concept? ​

Unfortunately not. At our first property appraisal we will deem whether the property is suited to short-term letting or not. This may depend upon location, size and general state of the property. The property also needs to be fully furnished and self-contained. If it is not, we can definitely give advice on furnishing a property which is suitable and appealing to short-term guests. 

Who pays for cleaning and how does it work?​

BNB Made Easy have our own 'Home Hosts' who are trained specifically to give your property the professional 5 star clean your guests expect. All cleaning, laundry and cleaning materials are covered by us. For Airbnb, it is standard practice that guests are charged a cleaning fee as part of their stay, which is collected by us and used to cover some of those costs.

What amenities do you supply my property with?

We ensure our guests feel comfortable by providing and replenishing essential ammenities which are covered in the management fee.

These include: shampoo, conditioner and soap, washing powder, dish-washing tablets, tea, coffee, sugar, milk, toilet paper, paper towels tissues, garbage bags, water and a welcome gift for the guests.

Will I be locked into a contract?​

No, well not really. One of the major benefits of utilising our service is that you can have you property listed for as long or as short as you would like. You will need to sign a property management agreement which basically outlines what our commitment is to you, the services we undertake and the process in regards to terminating your agreement. We require only 60 days notice if you decide to terminate which allows us time to find alternative accommodation for the future bookings in your home. We will try and have your home back before that though.

What measures are taken to ensure the safety of my property?

BNB Made Easy will screen guests in accordance with your preferences. If your property is not suited for young children, no problem. If you only want guests who have prior hosts recommendations, that’s not an issue either. You have the final say in what type of guest you would like.

We also create a unique 'Welcome Book' for each property which will include your house rules which you can set for your guests to abide by while staying in your home.

Finally, we set a security deposit for each stay. This is to help cover minor incidents which sometimes occur such as a lost key or a badly stained carpet.

What happens if a guest damages my property?

Airbnb offers a $1,000,000 AUD Host Guarantee*  which is designed to protect hosts against damages to their own possessions or home in the rare instance of property damage by their guests in listings.

Airbnb also offers a Host Protection Insurance*  which is designed to protect hosts against third party claims of bodily injury or property damage. The Host Protection Insurance is provided through Lloyd’s of London, one of the world’s most reputable insurance organisations.

*Please Note: Neither of these protection policies should be considered an insurance policy for your home whilst under management of BNB Made Easy. It is strongly recommended that you take out particular short-term holiday insurance for your home.

How and when does Bnb Made Easy pay out clients?​

At the beginning of each month you will be paid the earnings from the previous month. Your money is paid into our Trust Account which is regularly audited and monitored by Fair Trading NSW. You will also receive a monthly statement by email which will include the nights you were booked, how much your bookings totaled, your payout and more.

Can I have control over my Airbnb listing?​

Having your home managed by us will mean that your property will be placed under our founder Tim Mortimer's airbnb account. This means you will automatically recieve the added benefits of his SUPERHOST status and potential guests will have the confidence to book directly by viewing his almost perfect streak of 5 star reviews.

However, you do have a degree of control as we set up your listing. For example you can decide on settings like:

  • How we screen guests - e.g. must have recommendations from other hosts

  • What kind of guests you will allow - e.g. your property may not be suitable for children

  • General house rules - e.g. no pets allowed or no noise after 10pm.

Furthermore, while your property is managed by us, you can decide on what dates you would like to block off the calendar for personal use.

Can I list my property with Bnb Made Easy for a short period while I am away on holidays?​

​Absolutely. Orange has vistors all year round so anytime is a great time to let us manage your home and it's a fantastic way to fund or even extend your trip. We take up holiday listings on a case by case basis so please enquire.
